Who runs this
Copper Properties manages residential and mixed-use properties across New Hampshire.
We started small and grew into managing multiple buildings, each with its own quirks.
What we have learned is that property management is about knowing your buildings and knowing the people who keep them running.
When a roof starts to fail, it is never only a repair on our side of the ledger.
It is a tenant without a dry apartment and an owner watching water marks on the ceiling.
It is a timeline that moves fast because rain does not wait for Monday morning.
So we learned to build relationships with contractors before we need them.
This experience is why we built this site.
Why it exists


A roof problem starts as a single decision: is this a patch or a replacement?
That decision changes everything that follows.
A patch buys time and costs a few thousand dollars.
A replacement is a six- to eight-week project, a significant tenant disruption, and a cost that scales with the building size.
Both decisions demand a contractor who will be straight with you about which one is right.
The contractors we recommend are the ones we have actually called when our own properties needed work.
