Who runs this
Copper Properties manages residential and rental properties across New Hampshire. That means we live inside the contractor economy—we hire people to repair roofs, maintain buildings, and improve properties. We see who shows up on time, who cuts corners, and who delivers what they promise. We learn the difference between a contractor who talks well and one who actually performs. After years of calling plumbers at midnight and watching repair budgets balloon, we know what reliability looks like.
We started this site because the people we refer—tenants dealing with storm damage, owners planning renovations, property managers sizing up a big project—asked us the same questions over and over. Not "what does a metal roof cost" or "is asphalt or metal better." Those are internet questions. The real question is always: how do I know this person is real?
The record so far
Our standards, stated plainly
- Licensed
- Active state license in hand. We check it. A contractor without a current license is someone who is not willing to carry insurance or stand behind their work in court if something goes wrong.
- Insured
- Workers' compensation and general liability. If someone gets hurt on a roof they're installing at your property, the contractor's insurance pays, not yours. We verify this before we recommend anyone.
- References that answer the phone
- We don't ask for references. We call the places they already worked, unannounced, and ask what it was like to work with them. A contractor who doesn't want that call is not someone we work with.
- Fair on price
- Not the cheapest. Not the most expensive. Fair means the bid is clear, the scope is spelled out, and the price matches what the work actually costs in this market right now.

Why it exists


A roof replacement is not a quick decision. It costs thousands, it takes months to schedule, and if it is done wrong it leaks into walls and ceilings for years afterward. Most people make this choice once a generation, if that. You should not have to figure out the roofing industry alone to make it well. This site exists because someone should have already done that homework, and because a landlord or owner who is not in the property business full-time deserves to start from a place of confidence, not fear.
